CMBS Distress Ratee Up to 17..11% For Office in May 2026
Data Firm CRED iQ reported that the overall distress rat for commercial mortgage-backed securities (CMBS) went up to 11.86% in May 2026, double the 5% in mid-2022.multi-family is 10.95%, while one of the lowest risk sectors, self-storage, is just 0.15%. Industrial is also very low, at 1.04%. “For investors, lenders and special servicers, the May data reframes the central question of 2026: not whether distress is rising, but whether the pace of resolutions can ever catch up to the volume of loans entering the pipeline. The widening special servicing-to-delinquency spread suggests servicers are increasingly intervening ahead of missed payments, a posture that could blunt headline delinquency figures even as the underlying credit picture weakens”.
