The Tri-Valley Region of the San Francisco Bay Area Has 957,961 SF of Office Sublease Space
In my personal experience succussfully subleasing hundreds of thousnds of feet of office space, in generral subleasing can be a challenge. You often don’t have a full five-year term to offer, here are usually limiited or no tenant improvement dollars available so the subtenant must take the space as-is, the terms of the Master-lease are rarely changed so it is take-it or leave it, and usually you have to subleae the entire space, regardless if it is more than you want. Thus most subleases are accomplished at significant discounted lease rates. Usually the Sublandlord has had a major change in business plans, has laid off or relocated a majority of the employees so the loss on the leasehold is just part of their overall financial decision. With the Tri-Valey region (San Ramon, Dublin, Pleasanton and Livermore) of this 957,961 square feet, about half is in San Ramon with the balance in Dublin and Pleasanton. There are 122,582 sf of flex space for sublease, 385,000 sf of warehouse, mostly in Livermore, and 148,786 sf of industrial, also mostly in Livermore. Overall office vacancy including direct space is currently 2.3 million square feet. With a 21% vacancy rate this subregion is much healthier than San Francisco (28%) or Oakland (26%).
